Eviction (sometimes called Unlawful Detainer) is the process by which a landlord removes a tenant from physical possession of the rented or leased property, usually because of non-payment of rent or because a Tenant has breached the term of the Lease/Rental Agreement. Ultimately, the tenant may be forcibly removed from the property by the sheriff or other law enforcement official; however, doing so requires a formal Court order.
